What did evroc actually buy in Arlandastad on 3 February 2025, and what remains an aim? Sigtuna is the municipality for the Arlandastad development. The company said it had completed a deal with Arlandastad Group for 4,890 sqm building rights next to Stockholm Arlanda Airport, aimed to break ground in the first half of 2025, and expected operations in the latter half of 2026. It restated an intention to invest EUR 600 million and a design of up to 16,000 GPUs. No megawatt appears in the notice. Commissioning is not treated as documented.

Read the 3 February 2025 notice first as a land-and-rights event. Read the Stockholm municipality file second so Kista halls are not used to imply that Arlandastad is operating. Read SE3 third. Then ask Sigtuna municipality what building rights were purchased, what remains to be permitted, and whether groundbreaking after the first-half-2025 aim has been documented in a later primary source. Building rights are a planning object. A detaljplan and a building permit are still municipal papers. A grid position is a network-owner paper. EUR 600 million is an intention, not a recorded spend. 16,000 GPUs is a design envelope, not a commissioned IT load and not a megawatt. Airport-adjacent siting is a location fact in the notice; it is not a connection agreement and not a heat contract.

What the notice shows: a completed deal for 4,890 sqm building rights, named counterpart Arlandastad Group, company aims for ground-break and operation, investment intention, GPU design. What it does not show: megawatts, a written connection position, a startbesked, or a later confirmation that groundbreaking occurred in 2025.

Common misreads: treating GPU design as megawatts; treating H2 2026 operation as a verified outcome; folding Arlandastad into Stockholm municipality; treating airport adjacency as residual power; treating the land purchase as commissioning. Another misread is to invent a heat-reuse contract because Stockholm Data Parks exists in the same county.

Ask whether groundbreaking has been documented after the February 2025 aim. Ask what building rights were purchased and what remains to be permitted. Ask which grid owner has issued a written connection position. Ask whether any later primary source states megawatts. If the answers are silent, keep the project in development.

Keep the Stockholm operating cluster out of this file. Kista, Akalla, Sköndal, Västberga and the south campus are Stockholm municipality. Stockholm Data Parks is an invitation in that municipality’s county pattern; it does not become an Arlandastad heat contract by sitting in the same county. SE3 still does not reserve import next to the airport. EUR 600 million and 16,000 GPUs remain intention and design.

If a later primary source documents groundbreaking, a building permit, a connection position or a megawatt, add that source with a date. Until then the 3 February 2025 notice is the latest primary row used here. H2 2026 operation was a company aim, not a verified outcome in this file. Unknown grid position stays unknown.

A due-diligence memo should therefore keep four dated objects: the 3 February 2025 land notice, the GPU and euro intention sentences labelled as design and intention, the municipal permit question, and the network-owner question. Airport adjacency is a location fact. It is not residual power and not a Stockholm Data Parks heat contract. H2 2026 remains an aim until a later primary source says otherwise.

This municipality brief proves that Sigtuna has a dated land-and-rights development with named aims and no megawatt in the notice used here. It does not prove construction, operation, or a county heat deal.
